Since 1929 we have been representing both buyers and sellers in the south Metro Atlanta marketplace. We are a locally owned family operated business, with four generations of our family working in our office. With rare exceptions we confine our real estate sales activities to that geographical area we know the best: south metro Atlanta. 

The following is a partial list of services we can perform to help you sell your home. It is not all inclusive. Quite frankly, we do not want to put all we do out for our competition to see. The listing period is that time when much of our work is behind the scenes, placing ads, fielding inquiries about your property, marketing your property and marketing for buyers. The activity you see in showings is the result of two factors, marketing and pricing. Both have to be right to sell your home. 

Client Follow-Up We Keep You Informed: We do not practice list and forget. We let you know what is going on with your listing. You will receive an e-mail or phone call from us on a regular basis to let you know our progress in marketing your home.
Intense Marketing - On-line and Off: Intensive Marketing- On-line and Off: Our marketing activities are so intense that we had to split them off into their own section.. as a matter of fact, two sections. They are summarized farther down the page.
Ad Maintenance: Ad Maintenance: During the listing period we review the ads we have placed for your property, make changes as necessary and run or re-run the ads in venues which we feel offer the highest chance of success.
Marketing Material Maintenance: Marketing Material Maintenance: During the term of the listing agreement we make periodic visits to your property check on the condition of the sign and replace marketing materials as necessary.
Periodic Market Reevaluation: Periodic Market Re-Evaluation: The real estate market changes over time. During the listing period we will re-evaluate the marketplace to estimate the effects of any market changes on your home.
Pre-Approval of Potential Buyers: Pre-Approval of Potential Buyers: In today's volatile mortgage and real estate markets it is more important than ever to be certain your buyer is pre-qualified before you tie your home up in anticipation of a sale. We request, unless otherwise instructed by you, that all potential purchasers furnish a pre-qualification letter at the time of submitting their offer. If not yet pre-approved, we will work with the buyer in seeking pre-approval before they submit an offer.
Professional Showings Professional Showings: Showing your house is more than opening the door and letting the prospective buyer walk through the house. It involves guiding a prospective purchaser through a decision making process and reinforcing and focusing on what the prospect feels are the positive aspect of the property. It requires skill, skill which we possess.
Superior Salesmanship! Superior Salesmanship! We are highly trained salespersons. We know how to analyze the needs of potential purchasers and present your property to that potential buyer in its most favorable light. We are not emotionally involved so we can spotlight items which are important to the buyer instead of focusing on the aspect of the property we have the most personal pride in.
Skilled Negotiators Skilled Negotiators: We are skilled in the art of negotiation. It is our job to act in your best interests. We work to understand the motivations of the buyer and to use their motivations to your best advantage. 
Vendor List Vendor List: After listing we will provide you with a list of vendors whom we have dealt with in the past. Our list includes contractors, attorneys, home inspectors, termite inspectors and other trades and professionals you may find useful. While you are welcome to use any vendor on the list, we do prefer that you check with a friend or family member for a vendor whom they have had good experiences with in the past.

The contract period is usually where we really earn our money. It can sometimes be the most hectic, nerve racking, stressful part of selling your home. This is the period of time when you have someone who wants to buy, if both you and them can negotiate the mine field that lays ahead. Our job is to guide you through that mine field safely.

Buyer Follow-Up: Buyer Follow-Up: In most contracts time is sensitive. We follow up with the buyer or their agent to be ensure they performing as stated in the contact.
Mortgage Monitoring: Mortgage Monitoring: Would you believe it? Many mortgage originators do not follow-through as they should. Often, important tasks are put off until the very last minute so that any problem will delay the closing. We work to try to prevent these issues.
Home Inspection Scheduling and Attendance: Home Inspection Scheduling and Attendance: Most sales contracts require an inspection of your home by a qualified home inspector. We handle the scheduling of the inspection and, when necessary, meet the home inspector at the property for the inspection. 
Appraisal Scheduling Appraisal Scheduling and Attendance: Most real estate lenders require a real estate appraisal by a lender approved real estate appraiser. We handle the scheduling of the appraisal and, when necessary, meet the appraiser at the property. 
Termite Inspection Scheduling and Attendance Termite Inspection Scheduling and Attendance: Termite inspections are called for under most purchase and sale contracts. We handle the scheduling of the inspection and, when necessary, meet the termite inspector at the property. 
Repair Monitoring Repair Monitoring: We are not General Contractors, but we do check on the progress of any repairs and work with contractors to meet specified deadlines.
Post Contract Negotiations with Buyer Post Contract Negotiations with Buyer: We mentioned earlier that an accepted contract is the beginning point. During the contract period issues are likely to arise from the various inspections which will require additional negotiation. We help you with this process and work with your best interest in mind..
Closing Scheduling: Closing Scheduling: Scheduling a closing often involves more than just scheduling an appointment. Certain information must be provided to the closing attorney, questions usually answered regarding the property, and last minute issues resolved. Very often our experience helps avoid costly issues and delays.

The closing table is where all the hard work and effort comes together, usually to the benefit of all. You sell your house and someone else now calls it their home. But it is also a high-risk event.

Professional Representation at Closing: Professional Representation at Closing: The closing table is where it is easiest for a buyer to take advantage of a seller by demanding additional concessions. The mortgage company is represented by the attorney and the buyer is represented by their agent. You also need professional representation. Someone who has been at the closing table many times and knows the perils and pitfalls and knows how to help you avoid them.
Closing Statement Review Closing Statement Review: It is quite uncommon for us to review a closing statement for the first time and not find mistakes. It is even more uncommon for the mistakes to be in the favor of the seller. We review the closing statement to ensure they are reflect what you agreed to.

Sold Announcement: Sold Announcement: We prepare a personal letter from you to the same friends you selected during our "new listing" mailing announcing that you had sold your home and providing them with your new mailing address.

We won't tell you all that we do. No great magician will reveal all of their secrets. We won't either. But, we will tell you enough to make you hungry for more. We often use the same tactic when marketing your property. What we want is the phone call so we can do our job as salespersons. Getting the prospect to call is winning a battle. Proving to them that your home will fill their needs wins the war!

Attention Grabbing Signs Attention Grabbing Signs: Signs, signs, everywhere a sign... Our signs are designed with four specific purposes. Grab attention, notify the public your property is for sale, notify the public of special features and/or offers, and, of course, to solicit response. 
Info Boxes Info Boxes: Our info boxes are filled with our custom designed circulars giving just enough information about your house to make the prospect want to learn more.
Directional Signs: Directional Signs: Some cities and/or homeowner associations will not allow these, and some property owners will not let us place them on their corners. But, when we can we place directional signs leading from the nearest busy street straight to your property. Even though you may live on a low traffic street, we do everything we can to let local traffic know your home is for sale.

Like with our other advertising, we do not like to tell everything about your property. We want to generate curiosity so that our phone will ring and we get the chance to sell!
The Bradford Blog The Bradford Blog: Your home will be discussed in the Bradford Blog on the main page of our web site. The discussion will be archived in our searchable blog database and accessible to search engines. This blog is also available for feed to third party sites via our RSS blog feed.
GaMLS:: Georgia Multiple Listing Service GaMLS:  Your property will be listed in the Georgia Multiple Listing Service. GaMLS is the premier MLS service, with over 45,000 participating members representing hundreds of real estate companies throughout Metro Atlanta.

Letters to Friends: Letters to Friends: This is where we put you to work. You provide us with the name and address of up to 100 of your friends, relatives and acquaintances and we will prepare a special letter to announce that your home is on the market. Upon your review and signature, we will then mail this letter on your behalf to the persons who names you provided.
Post Cards to Neighbors:: Post Cards to Neighbors:  We mail a "Just Listed" post card to up to 250 of your closest neighbors announcing that your property has been placed on the market, and giving them the opportunity to pick their neighbor by referring a friend.
Custom Designed Print Circulars: Custom Designed Print Circulars: For each listing we design an informative circular to be utilized in the info box and the be distributed to those seeking homes which similar to yours.
Custom Designed Web Property Flier: A circular, similar to the one described above, is also made available to prospective purchasers on-line. Prospective buyers can download the circular and print of their computer. 
Exposure to Competing Companies Exposure to Competing Companies: Most Metro Atlanta real estate companies and franchises are members of GaMLS, so your property is exposed to the big-boys while you still receive small-town service.
