we can tell you those items which in our opinion may have the

Years of experience has brought to our attention a number of
potential problems which are often overlooked until the last
minute. Our First Strike Questionnaire helps to bring those
problems to light before they delay your sale of the
property. We wrote the questionnaire and update it often. If anyone offers this same questionnaire

During The Listing
Period:
The listing period is
that time when much of our work is behind the scenes, placing ads,
fielding inquiries about your property, marketing your property
and marketing for buyers. The activity you see in showings is the
result of two factors, marketing and pricing. Both have to be
right to sell your home.
- We
Keep You Informed: We do not practice list and forget. We
let you know what is going on with your listing. You will receive
an e-mail or phone call from us on a regular basis to let you know
our progress in marketing your home.
- Intensive Marketing-
On-line and Off: Just as rapidly as the real estate
market has been evolving, so has our marketing plans. What was
effective only a few months ago may no longer be effective
today. We stick by the proven methods while at the same time
experimenting with new innovative methods in order to develop
the most effective marketing mix for your property.
- Ad
Maintenance: During the listing period we review the ads we
have placed for your property, make changes as necessary and run
or re-run the ads in venues which we feel offer the highest chance
of success.
- Marketing
Material Maintenance: During the term of the listing agreement
we make periodic visits to your property check on the condition of
the sign and replace marketing materials as necessary.
- Periodic
Market Re-Evaluation: The real estate market changes over
time. During the listing period we will re-evaluate the
marketplace to estimate the effects of any market changes on your
home.
- Pre-Approval of
Potential Buyers: In today's volatile mortgage and real
estate markets it is more important than ever to be certain your
buyer is pre-qualified before you tie your home up in anticipation
of a sale. We request, unless otherwise instructed by you, that
all potential purchasers furnish a pre-qualification letter at the
time of submitting their offer. If not yet pre-approved, we will
work with the buyer in seeking pre-approval before they submit an
offer.
- Professional Showings:
Showing your house is more than opening the door and letting the
prospective buyer walk through the house. It involves guiding a
prospective purchaser through a decision making process and
reinforcing and focusing on what the prospect feels are the
positive aspect of the property. It requires skill, skill which we
possess.
- Superior
Salesmanship! We are highly trained salespersons. We know
how to analyze the needs of potential purchasers and present your
property to that potential buyer in its most favorable light. We
are not emotionally involved so we can spotlight items which are
important to the buyer instead of focusing on the aspect of the
property we have the most personal pride in.
- Skilled
Negotiators: We are skilled in the art of negotiation. It is
our job to act in your best interests. We work to understand the
motivations of the buyer and to use their motivations to your best
advantage.
- Vendor
List: After listing we will provide you with a list of
vendors whom we have dealt with in the past. Our list includes
contractors, attorneys, home inspectors, termite inspectors and
other trades and professionals you may find useful. While you are
welcome to use any vendor on the list. However, we do prefer that you check
with a friend or family member for a vendor whom they have had
good experiences with in the past.
Contract Period:
The contract period
is usually where we really earn our money. It can sometimes be the
most hectic, nerve racking, stressful part of selling your home.
This is the period of time when you have someone who wants to buy,
if both you and them can negotiate the mine field that lays ahead.
Our job is to guide you through that mine field safely.
- Buyer
Follow-Up: In most contracts time is sensitive. We follow
up with the buyer or their agent to be ensure they performing as
stated in the contact.
- Mortgage Monitoring:
Would you believe it? Many mortgage originators do not
follow-through as they should. Often, important tasks are put off
until the very last minute so that any problem will delay the
closing. We work to try to prevent these issues.
- Home Inspection
Scheduling and Attendance: Most sales contracts require an
inspection of your home by a qualified home inspector. We handle
the scheduling of the inspection and, when necessary, meet the
home inspector at the property for the inspection.
- Appraisal
Scheduling and Attendance: Most real estate lenders
require a real estate appraisal by a lender approved real estate
appraiser. We handle the scheduling of the appraisal and, when
necessary, meet the appraiser at the property.
- Termite Inspection
Scheduling and Attendance: Termite inspections are called
for under most purchase and sale contracts. We handle the
scheduling of the inspection and, when necessary, meet the termite
inspector at the property.
- Repair
Monitoring: We are not General Contractors nor are we
qualified to check the quality of a contractor's work, but we do
check on the progress of any repairs and work with contractors to
meet specified deadlines.
- Post Contract
Negotiations with Buyer: We mentioned earlier that an
accepted contract is the beginning point. During the contract
period issues are likely to arise from the various inspections
which will require additional negotiation. We help you with this
process and work with your best interest in mind.
- Closing Scheduling:
Scheduling a closing often involves more than just scheduling an
appointment. Certain information must be provided to the closing
attorney, questions usually answered regarding the property, and
last minute issues resolved. Very often our experience helps avoid
costly issues and delays.
At Closing:
The closing table is
where all the hard work and effort comes together, usually to the
benefit of all. You sell your house and someone else now calls it
their home. But it is also a high-risk event.
- Professional
Representation at Closing: The closing table is where it
is easiest for a buyer to take advantage of a seller by demanding
additional concessions. The mortgage company is represented by the
attorney and the buyer is represented by their agent. You also
need professional representation. Someone who has been at the
closing table many times and knows the perils and pitfalls and
knows how to help you avoid them.
- Closing Statement
Review: It is quite uncommon for us to review a closing
statement for the first time and not find mistakes. It is even
more uncommon for the mistakes to be in the favor of the seller.
We review the closing statement to help ensure they are reflect what
you agreed to.
Post Closing:
Our job is not quite
done when we leave the closing table.
- Sold
Announcement: We prepare a personal letter from you to the
same friends you selected during our "new listing"
mailing announcing that you had sold your home and providing them
with your new mailing address.
